Expireds & FSBO’s

If you are not calling, mailing, and working these you are missing a HUGE opportunity! I have just sold 6 houses in the last week and ALL of them were expired listings. Some of these sellers will also be buying. A few are relocating and I’ve referred them to other agents to help them. There is so much money to be made on these that you absolutely can’t let your fear get in the way.

Yes they are scary, yes it takes prospecting, yes it takes rejection, yes it takes practice, yes it takes knowing how to convert leads, yes it takes being able to comfortably and confidently handle objections. But if I can do it, you can do it! I am nothing extraordinary I am just someone who is willing to face the fear and do it anyway! That’s a great book by the way if you haven’t read it.

I have built my entire business from a foundation of consistently working expired and fsbo listings. Here are a few objection handlers:

So you’re on the phone with a potential lead and they say “Send me your card and I’ll call you”

You don’t want to simply say okay you want to attempt to set an appointment with me. Trust me guys if you don’t another agent will and you’ll drive by the home later or see it come up on the hotsheet and kick yourself for not either following up or closing stronger. Accept the fact that we’re in sales and master your sales skills!

You can say:

Yes, I can send you my card and I’m sure you’re probably getting lots of calls from other Realtors, aren’t you? Since it sounds like you really want to get the home sold, I would love to go ahead and meet with you to show you exactly what I can offer as far as marketing, advertising, and servicing you. It’s completely free and only takes about 30 minutes. I will come prepared with some market research to show you what other homes you’re in competition with as well as any that have recently sold so you can see exactly who you’re comparing to the current market. I’ll answer all the questions you have and give you any ideas that may help your home show even better. Does this sound helpful? At least then you’ll have all the information and should you decide to list it will save you even more valuable marketing time by already having this done. Does one day this week work for you?

Or you could be a little more forward with:

That sounds great, I can send you my card and let me ask you, do you really want an agent that simply sends mail and waits by the phone, or an active and aggressive agent that instantly demonstrates strong sales skills by setting an appointment with you while you’re trying to get them off the phone?
