I carry a lot of active listings, at any given time I have upwards of 40 active listings. I recently had a showing on one of them and called the agent for feedback. The agent said the folks liked it and it was in their top few favorites but were continuing to look at others and she would let me know if they had any further interest.

I emailed the seller to give them the feedback and asked them if they wanted to make an offer to the buyer to see if it may compel the buyer to choose ours over the others. I suggested a price to throw out to the buyer and told the seller if they wanted to do that to email me back with a note that says “I hereby authorize my agent to make an offer of x to the buyers that x agent showed our house to.

We got the house sold by the seller making an offer to the buyer. I am going to continue doing this whenever there’s interest expressed but no offer made. It’s a little backwards from the norm but I’ve always been taught to look at what everyone else is doing and choose the path less traveled. Thought I would share it with you in case you have run across similar situations where it could work for you and your sellers to get their homes sold.

Sometimes its the small stuff that can make a big difference.
